How to buy property in Georgia: step by step
The typical path from your first search to receiving the registration extract.
1. Define your goal and budget
Decide whether you are buying to live, to rent out or as a long-term investment. This changes the right district, property type and condition (for example white frame vs. fully renovated).
2. Shortlist and view properties
Compare several options in person or by video. Ask about the building, the developer, completion stage and monthly costs.
3. Check the property
Before paying anything, the ownership and any restrictions should be checked in the Public Registry extract. For new developments, check the developer and the construction permit.
4. Agree the terms
Price, payment schedule, handover date and what is included should be written down. For off-plan purchases, payment is often staged.
5. Sign and register
The sale is registered with the National Agency of Public Registry, usually through a Public Service Hall. Once registered, you receive an updated extract showing you as owner.
6. After the purchase
Transfer utilities into your name, and if you plan to rent the property out, decide whether you will manage it yourself or with help.
